Irina's Hollywood Hills "Swag"  Estate
An Extraordinary East Facing View-Oriented Hollywood Hills Property.
"If You Don't Know what 'Swag'  is," Goes the Saying,
"Then You Definitely Don't Have It."

7044 LOS TILOS ROAD
Located within the Famed Outpost Estates Area
of Los Angeles, California 90068

(The Lime or Lime Tree Road)

The French Would Say / "Bon Vivant"  of a Person with Refined Taste, Who Enjoys Luxuries, and Lives Luxuriously, of a Person, Man or Woman, or Couple with Swag. Swag Found Here !!!

The View / You’ve read “Great Views” or “Fantastic Panorama” or “180 Degree Views of Turf & Surf” or something of like about this property or that, but few live up to expectations. This property, though, is the quintessential Archetype or as Plato would say, Idea, or representation of a property with a view of the highest order; but as a real estate agent, I must say, “You’ve got to see it to believe it!”

The Property / Suitable for the most discerning buyer, this triple-mint 4,446 square foot custom home, almost what I call Personal Resort Residence, graces admirably, as Frank Lloyd Wright would say, the Hollywood Hills’ gentle downward slope to the east overlooking Downtown Los Angeles and what looks like all of southern California and, not, a ridge-ruining hilltop lot; Lloyd's main gripe.

Located just 1.2 miles up from The Academy’s Dolby and Grauman’s Chinese Theaters on Hollywood Boulevard (from Hollywood Blvd., Head north on Orange Drive to Franklin Avenue, Turn right, Take Hillcrest Road and La Presa Drive to Los Tilos Road), what better place for home and hearth than here to drop-in on LA’s Corporate and Manufacturing Centers, Sports and Entertainment Venues, Restaurants and Bars. The action starts here.

Features Abound (1) The main floor is an entertaining Shangri-la (2) The kitchen is a large social-gathering commons; did I already say entertaining Shangri-la? (3) The dining area, living area, and bar are the axis of this home around which the lifestyle of a Bon Vivant or American Swagist  turn (4) Some of the more common, but expected features of a property like this, are a tiled infinity pool and spa with a spacious pool deck; a poolside outdoor dining area and kitchen; a sizable garden area below and roomy street-side two-car garage above.

One More Thing / An important point I would like to make about this property in writing is one derived from my long time in the business (45 years a Broker at the time of this writing). This property not only looks "Solid" but feels like a rock anchored to rock and not a rickety wood-framed house on stilts. The floors feel thick and heavy, the decks and patios immovable, solid. It also feels new. It could use a little TLC (Tender Loving Care) as you will see, but this is to be expected of a house dwelled by Bon Vivants. It is a party house of the highest order, though elegant and sophisticated as the photos show. This is the house that will give and give. As time rolls by it will hold and gain value.

Realtor.com's estimate of value at the time of this writing, April of 2020, is $6,018,500 (11% above the asking price), and the Realist estimate of value at the time of this writing, April of 2020, provided by The California Association of Realtors is $6,950,000 (23% above asking price).

The Hollywood Hills
The Hollywood Hills Straddle the Cahuenga Pass within
The Santa Monica Mountains.

Just What is The Cahuenga Pass? The Cahuenga Pass, elevation 745', is a low mountain pass through the eastern end of the Santa Monica Mountains in the Hollywood Hills district of the City of Los Angeles, California. It connects the Los Angeles Basin to the San Fernando Valley via U.S. Route 101 (The Hollywood Freeway). Imagine travelers by foot, horse, wagon and coach prior to mechanization, roadways, thoroughfares and highways along the same path; that's the Cahuenga Pass then and now.

The Hollywood Hills neighborhood touches Studio City, Universal City and Burbank on the north, Griffith Park on the north and east, Los Feliz on the southeast, Hollywood on the south and Hollywood Hills West on the west. It includes Forest Lawn Memorial Park, the Hollywood Reservoir, the Hollywood Sign, the Hollywood Bowl and the John Anson Ford Theater and is bisected southeast-northwest by US 101.

Bedrock of "The Hills"  is a complex association of granitic and metamorphic rock plus interbedded sandstone and shale on which brown loamy soil, often shallow and with abundant stones, has developed.

Population / 21,588 people lived in the neighborhood's 7.05 square miles, according to the 2000 U.S. census—averaging 3,063 people per square mile, among the lowest population densities in the city or the county. The median age for residents was 37.

The percentage of households earning $125,000 or more was high, compared to the county at large. The average household size of 1.8 people was relatively low. In 2000, there were 270 families headed by single parents, or 6.9%, a rate that was low in both the county and the city.

Schools / There are five secondary or elementary schools within the neighborhood's boundaries. Among them are (1) Immaculate Heart High and Middle School (2) Valley View Elementary School (3) The Neilson Academy (3) Cheremoya Avenue Elementary School (4) The Oaks Private Elementary School and (5) The American Film Institute.

Notable Residents Past and Present / Sam Cooke, Kevin Costner, Robert Culp, Elisha Cuthbert, William De Los Santos, Richard Dreyfuss, Anna Faris, Errol Flynn, Lady Gaga, David Giuntoli, Stuart Hamblen, Salma Hayek, Werner Herzog, Niall Horan, Helen Hunt, Billy Idol, Chuck Jones, Anna Kendrick, Tom Leykis, Sondra Locke, Demi Lovato, Tobey Maguire, Johnny Mathis, Joel McHale, Simon Monjack, Brittany Murphy, Kristin Nelson, Ricky Nelson, Tracy Nelson, Matthew Perry, Joaquin Phoenix, Johnny Lever, Chris Pratt, Keanu Reeves, Troye Sivan, Kevin Smith, Sage Stallone, Quentin Tarantino, Justin Timberlake, Bitsie Tulloch, and Rebel Wilson.

The Outpost Estates

The area known as The Outpost Estates was the site of the first building in what is now Hollywood, a three-room adobe house built in 1853 by Don Tomas Urquidez, near what is now the intersection of Outpost Drive and Hillside Avenue. General Harrison Grey Otis, the owner of the Los Angeles Times, acquired the estate from Don Tomás and built a clubhouse on the property for entertaining, which he called "The Outpost."

In 1924, Charles E. Toberman acquired the property. He kept the Outpost name and developed the property as one of several 1920s Hollywood luxury residential neighborhoods. The area became known as an affluent area with many rich and famous residents. Homes had to be designed in Spanish, Mediterranean or California modern style, have red tile roofs, plenty of patios for "outdoor living," and be approved by architectural committee before being built." Most of the original houses have been preserved, and the Lower Outpost area looks much like it did in the 1920s.

In the 1920s, in the hills above the development, a large sign spelled out "Outpost" in red neon letters 30 feet high. It was intended to compete with the Hollywoodland sign, (which later became the Hollywood sign). At the time, it was the largest neon sign in the United States. The Outpost sign was dismantled during World War II, and the wreckage of the sign was left in place, buried in the weeds. Even the original foundation and electrical junction boxes survived. The twisted remains were identified by hikers in 2002. The Outpost Estates development was one of the first neighborhoods in the country to offer all-underground utilities.
